How fast can you turn over a unit?

A standard 1–2 bedroom unit with paint, drywall patching, and cleaning is typically completed within the same week. Larger scopes (floor refinishing, fixture replacement, full repaint) usually take 5–7 business days. For portfolio clients we hold crew capacity so we can start within 48 hours of a tenant move-out.

Do you offer volume pricing for property managers?

Yes. We build a written rate card for any PM or owner managing more than 5 turnovers per year. The card locks in per-unit pricing for paint, drywall, flooring, and clean so you don’t re-quote every job. Call us with your typical unit count and we’ll send you a proposal.

What does the “photo handoff” actually include?

After completion we photograph every room, every repaired wall, every replaced fixture, and the cleaned bathroom/kitchen. You get a single PDF (or shared folder) within 24 hours of the unit being keys-back. Use it for tenant move-in, insurance, or your own building records.

Can you access the unit if no one is there?

Yes, and most of our turnovers run this way. We’ll coordinate key pickup from your office, super, or a lockbox. The crew documents condition on entry and exit and keys are returned the same day work completes.

Do you provide a Certificate of Insurance?

Yes — COI naming your building, management company, or co-op board as additional insured, issued same-day. We carry full general liability and workers’ comp and are NYC DOB licensed.

What if I only have one unit?
